Published lender fees, lender by lender
Our short summary of each fee, with the lender's own wording underneath and behind “source”. Some fees are from a general FAQ or program page rather than a short-term-rental page, and the summary says so where that's the case.

Referral sources pass leads to partner lenders and aren't lenders, so they're left out of the table and the counts. What they publish about their partners' fees is on their own pages: Easy Lending USA.
Example: what points cost in dollars
This is an example calculation, not a lender quote. A point is 1% of the loan amount, so on a $300,000 loan:
- 1 point = $300,000 × 1% = $3,000
- 2 points = $300,000 × 2% = $6,000
Flat fees (such as processing or underwriting) are added on top in dollars and don't change with the loan amount. Where a lender's fee reads “1 point or $X, whichever is greater”, the flat amount applies when the loan is small enough that 1 point is less than $X. Third-party costs (appraisal, title, escrow, recording, prepaid taxes and insurance) are separate and aren't covered here.
Frequently asked questions
What closing costs come with a DSCR loan?
Closing costs combine the lender's own fees (origination points, processing, underwriting) with third-party costs such as the appraisal, title and escrow, recording and prepaid taxes and insurance. This page covers only lender fees, and only where the lender publishes them: 6 of the 25 direct lenders we track do. The other 19 don't publish fees, which doesn't mean they charge none.
What is a point on a DSCR loan?
A point is 1% of the loan amount. For example, 1 point on a $300,000 loan is $3,000. Origination fees are often quoted in points; some lenders charge flat dollar fees instead or as well.
How do I compare closing costs between lenders?
Ask each lender for a written fee breakdown (a loan estimate or term sheet) for the same loan amount, rate and prepayment option, then compare lender fees and third-party costs line by line. A lower rate can come with more points, so compare the rate and the fees together.
