What "weekly" means

We report the index weekly, but the data behind it updates every weekday: each morning we pull the latest 10-year Treasury yield from FRED and record one reading per FRED observation date. The week-over-week change compares the latest midpoint with the newest reading at least 5 trading days older.

What it is not

This is not a quote, an offer, or any lender's rate. It describes the range the middle half of DSCR-style investor loans paid over the 10-year Treasury in HMDA data, applied to today's 10-year yield. HMDA lags by about a year. Your rate depends on credit score, LTV, DSCR, points, prepayment penalty, loan size and property type. Get a written quote from the lender. See real rates by county and the methodology.

What did you actually pay?

If you closed an STR DSCR loan, share your rate. It's anonymous and moderated, and approved reports appear on reported rates. Those reports are self-reported and never feed into this index.
