Methodology

How the data is collected, what the labels mean, and what we don't do.

What's in the table

26 lenders whose own pages (or published program matrices) say they finance short-term rentals with DSCR (rental-income-based) loans. Each figure comes from the source URL listed on the lender's page. We checked them on 2026-10-18.

Rules we follow

  • No guessing. If a lender doesn't publish a figure, the cell stays blank ("n/p").
  • Own sources first. We use the lender's own website or program PDFs, not third-party roundups.
  • STR terms over general terms. When a lender has a dedicated STR program, we record its terms and note general DSCR terms separately.
  • Maximums are maximums. Top LTVs usually require top credit and experience.

STR income method labels

  • Projection: the lender says it can qualify on a projection (e.g., AirDNA or a short-term rent analysis) without booking history.
  • 12-month history: STR income counts only with about 12 months of booking history; purchases use long-term market rent.
  • Either: history or projection, depending on the deal.
  • Not published: the lender finances STRs but doesn't say how it counts income.

How the data stays fresh

Bots re-fetch every source page on a schedule and flag any page whose content changed, so a person can review it and update the record. The 10-year Treasury yield refreshes from FRED (series DGS10).

Estimated rate range

Estimated range = 10-year Treasury + 1 to 2.5 percentage points. The spread is an editorial assumption, informed by lenders' advertised "starting at" rates (shown on the home page with sources). It is not a quote or an offer.

Money

This preview runs no ads and has no lender partnerships. If we add sponsorships or referral relationships later, we'll label them clearly, and they won't change the data.

Not lending advice. Not a broker. STR Lender Watch is an independent research site. We do not make loans, arrange loans, take applications, or recommend any lender. Figures are summarized from each lender's own public pages on the date shown and can change without notice. Rate figures are estimates, not quotes.
