What STR income documentation DSCR lenders accept

A DSCR lender has to decide how much rent your short-term rental earns. Some use your booking history, some use a projection such as AirDNA, and some use long-term market rent instead. Here is what each of the 25 direct lenders we track says on its own pages, with the source and the date we checked it. Referral sources are not counted.

The two kinds of STR income evidence

  • Booking history. 15 of 25 direct lenders publish that they accept a rental history for STR income. Some apply a percentage of gross revenue, some cap it at market rent, and many don't publish a factor.
  • A projection. 16 publish that they accept a projection (such as AirDNA or an appraiser's STR analysis). 1says a projection is not accepted. 2 use long-term market rent on a purchase instead.
  • A published haircut. 6 of 25 publish the share of gross STR revenue they count. Compare them on the haircut ladder.

How we label each lender's method:

  • Projection (4): Qualifies on a projection (e.g., AirDNA or a short-term rent analysis), so no booking history is needed.
  • 12-month history (3): Counts STR income only from ~12 months of booking history (otherwise long-term market rent).
  • Either (13): Accepts booking history or a projection, depending on the deal.
  • Not published (5): Finances STRs, but the lender does not publish how it counts STR income.

Counts are direct lenders only, from data/lenders.json (data as of Oct 20, 2026) and data/str_rules.json (rules checked Oct 19, 2026). "Not published" means we didn't find it on the lender's pages, not that the lender has no rule. Ask the lender.

Getting 12 months of booking history together

If you'll qualify on history, the lender will want proof of what the property earned. The documents named in published rules:

  • 1st Nationwide Mortgage: 12 months actual Airbnb/VRBO/PMS income; factor not published
  • A&D Mortgage: 12-month average from STR statements/agreement (or 1007 showing STR), at 75%

General steps. These don't depend on any one booking platform; we don't describe platform menus or export features because we haven't verified them and they change.

  1. Ask the lender first. Find out exactly which document it wants (platform earnings records, property-manager statements, or both) and which months it must cover. Rules differ, and 5 of 25 lenders don't publish theirs.
  2. Cover the full period the lender names. Most published history rules above refer to 12 months; check your lender's exact wording, and make sure no month is missing.
  3. Include every channel. Get records from each platform you listed on, plus direct bookings, for the same months. If you can't find a report in a platform's host account, ask that platform's support how to get one.
  4. If a manager collects the rent, ask the property manager for owner statements covering the same months.3 of the published rules above name manager or agency records (Acra Lending, Logan Finance, NQM Funding).
  5. Keep gross revenue visible. Where a lender publishes a factor, it is a share of gross STR revenue, so the lender needs to see the gross figure, not only your net payout.
