How the bookings calculator works
How are the booked nights worked out?
Required monthly gross revenue = target DSCR × monthly PITIA ÷ (1 − income haircut). Booked nights per month = required revenue ÷ nightly rate (ADR), rounded up to a whole night.
How is occupancy calculated?
Occupancy = booked nights ÷ 30.4, the average number of nights in a month (365 ÷ 12). Above 100% means the target cannot be reached at that nightly rate.
How is the monthly payment calculated?
For 30- or 40-year amortization it uses loan × r ÷ (1 − (1 + r)^−n), with r = annual rate ÷ 12 and n = years × 12. Interest-only uses loan × r. PITIA adds monthly taxes, insurance and HOA dues.
What is the income haircut?
An optional percentage you choose to discount gross booking revenue, for example to allow for platform fees or a lender counting only part of STR income. It defaults to 0%. This page does not assume any lender's figure; lender-by-lender published haircuts are on the haircut ladder.
Are these results a lender decision?
No. They are estimates from your inputs only. Lenders set their own minimum DSCR, income method and expense treatment, and many use an appraisal or AirDNA-style projection rather than your booking count.
Is my information sent anywhere?
No. The calculation runs in your browser and nothing you type is sent to us or to any lender.
