Frequently asked questions

Do DSCR loans require reserves?

Most lenders that publish a rule do. 12 of the 25 direct lenders we track publish a reserve requirement; the other 13 don't publish one, which doesn't mean they have none. Kiavi is the exception on our list: it says it has no minimum liquidity requirement on its rental loans. The others state reserves in months of the loan payment, usually depending on loan amount; a few require none on smaller or lower-LTV loans.

What does "months of PITIA" mean?

PITIA is the full monthly payment: principal, interest, property taxes, insurance and association (HOA) dues. "6 months of PITIA" means you must show liquid funds equal to six of those payments after closing.

Can cash-out proceeds count as reserves?

Some lenders say so in their published rules: A&D Mortgage, Logan Finance, Newfi Wholesale, theLender and Visio Lending say cash-out or loan proceeds can count toward reserves. The rest don't say either way. Check each lender's wording behind "source" in the table before you count on it.
